The facades of old buildings have materials, mouldings, cornices and details that cannot be treated like modern render. Restoring them properly means bringing back their condition and safety without erasing what makes them valuable.
We restore the facades of old buildings and buildings of architectural value, combining traditional techniques with modern solutions.
What restoration includes
- Cleaning the facade with methods that do not damage the material, such as laser cleaning.
- Repairing cracks, falling sections and damaged areas.
- Restoring mouldings, cornices, string courses and decorative features.
- Mortars and renders compatible with the original wall, which let it breathe.
- A final protective treatment to extend the life of the facade.
Respecting the building
In an old building, the wrong material can do more harm than the passage of time: cement render over a lime wall traps damp, and aggressive cleaning destroys the surface of the stone. That is why we study each facade before we start and choose compatible materials.
Listed buildings must also comply with specific regulations and permits have to be obtained before work begins; we help you with the paperwork.
Exposed brick facades
These are very common in Catalonia. Over time they build up dirt, lose their colour, the mortar joints deteriorate and they let water in. To refurbish them:
- We clean the brick without damaging it.
- We repair or repoint the deteriorated joints.
- We replace broken bricks with others of a similar appearance.
- We apply a colourless water-repellent treatment that stops water getting in without changing its appearance.
Not every product is suitable for exposed brick: you need specific solutions so as not to damage or stain it.
Stone facades
Natural stone needs very controlled cleaning and repairs with compatible mortars. To clean it without wearing it away we use laser cleaning of natural stone, and on historic buildings and monuments we apply the criteria of heritage conservation.
From Viladecavalls (Barcelona) we work across Spain and on international projects.

Frequently asked questions
Who pays for facade repairs on a building?
The facade is a common element, so it is paid for by the owners’ association (comunidad de propietarios), normally in proportion to each flat’s share of ownership (cuota de participación). The exception is damage caused by one owner, for example through badly done building work or an installation in their flat: in that case it is their responsibility.
How long does facade refurbishment take?
It depends on the size of the building and the work involved. A repair and repaint can be done in a few weeks; a full refurbishment with external wall insulation (ETICS) takes longer. We give you a specific timescale with the quote.
Can residents stay in the building while the facade is refurbished?
Yes. The work is done from the outside and residents stay in their homes. We organise the job so that entrances remain accessible and disruption is kept to a minimum.
Do you need a permit to refurbish a facade?
Yes, the relevant permit has to be obtained from the local council and, if scaffolding is put up on the street, a permit to occupy the public highway. Listed buildings are also subject to specific rules. We tell you what is needed in each case.
