Most of the major works we carry out could have been avoided with simple maintenance: a clean outlet, a joint sealed in time or a crack kept under watch. This is the schedule we recommend to owners’ associations (comunidades de propietarios).
What to check and how often
| Element | What to check | Frequency |
|---|---|---|
| Roof outlets, gutters and downpipes | That they are not blocked by leaves, soil or debris | Twice a year (autumn and spring) and after storms |
| Roofs and roof terraces | Waterproofing, joints, flashings, roof tiles or flooring | Once a year and after severe weather |
| Facade | Cracks, hollow render, damp stains, paintwork | Visual inspection once a year |
| Balconies and cornices | Cracks along the edges, rust, loose railings | Once a year |
| Lightwells | Downpipes, drains, damp and finishes | Once a year |
| Basements and ground floors | Damp stains, salt deposits, musty smell | Once a year, ideally after the rainy season |
| Water supply | Leaks, stopcocks, stains near bathrooms and kitchens | Once a year |
| Whole building | Building inspection (ITE) | Before the building turns 45, then according to the certificate (3, 6 or 10 years) |
Key times of year
Autumn
Before the rains: clean outlets and gutters and check the roof. It is the most cost-effective check of the year.
Spring
After the winter: check the facade, balconies and terraces, and plan repairs for the good weather.
After a storm
Check the roof, terraces and outlets, and look for new stains on the top-floor ceilings.
A maintenance plan saves money
Spreading maintenance over regular checks lets the owners’ association plan its spending, avoids surprise special levies (derramas) and extends the life of the waterproofing and the facade. A well-maintained building also does better in the building inspection (ITE) and gets longer-lasting certificates.
For owners’ associations and businesses we organise this building maintenance on a regular basis: we inspect, fix minor damage and give you plenty of notice of what should be planned.
