Refurbishing a block of flats is not like renovating a single flat: there are many owners, decisions taken at general meetings, a property manager (administrador de fincas) and residents who carry on living in the building while the work goes on. Most of our work is for owners’ associations (comunidades de propietarios, the legal body formed by all the owners in a building), and we know how to make all of that run smoothly.
Works we carry out for owners’ associations
- Facade refurbishment, balconies and cracks.
- Waterproofing of roofs, roof terraces and communal terraces.
- Solutions for damp and water ingress.
- Structural repairs to concrete, beams and floor slabs.
- Renovation of entrance halls, staircases, courtyards and common areas.
- Thermal insulation with external wall insulation (ETICS).
How we make it easy for you
To help you decide
A clear diagnosis of the condition of the building and an itemised quote, so that the general meeting knows what it is approving and why.
During the works
A single point of contact, regular updates for the property manager and the work organised to keep access open and reduce disruption.
On completion
A final review with the owners’ association and maintenance recommendations so that the investment lasts.
Common problems in blocks of flats
Cracks in the facade, damp in ground-floor and top-floor flats, water coming in through the roof, balconies with exposed steel, deteriorated downpipes and tired common areas. They almost always have the same root cause: the passage of time and a lack of maintenance. That is why, as well as carrying out repairs, we help you plan building maintenance.

A quote for the owners’ association
The price depends on the type of work, the condition of the building, the surface area and access. We visit the building and prepare a detailed, no-obligation quote, which we can explain to the property manager or at the general meeting if that helps. From Viladecavalls (Barcelona) we work across Spain and on international projects.

Frequently asked questions from owners’ associations
How are works approved in an owners' association (comunidad de propietarios)?
At a general meeting of the owners, with the majority the law requires for each type of work. Works needed to keep the building in good repair and safe are compulsory; improvements normally require larger majorities. Your property manager (administrador de fincas) will advise you in each case.
How is the cost of the works shared among the owners?
Normally according to the ownership share (cuota de participación) of each flat or commercial unit, unless the association’s bylaws or a resolution of the general meeting state otherwise.
Can we carry out the works in phases?
Yes. It is common to prioritise the urgent work (safety, water ingress) and leave improvements for a second phase. We propose a logical order so that no phase spoils the work of the previous one.
